We advise developers through a successive chain of services on how to achieve maximum yield on a site. This involves applying market intelligence and experience to determine the key functions of the process: what type of development; what type of units, volume, bedrooms, specifications and cost. These are the crucial factors to ensure a lucrative development project, and must be analogous with market trends and conditions. We also organise tender processes and are often able to use our relationship with key established design and construction companies, in order that the developer client achieves a competitive price and a reliable contractor. We also provide a Project Management service for small to medium size developments. The development consultancy often works in synergy with the investment sales agency as we may be able to source a volume of purchasers for the project before or after the site is completed.

A long established regional developer has secured a site in a popular residential area, which could be suitable for a variety of residential development types. We begin a process of consultation and assessment on his behalf, determining the viability and likely financial outcome of each option. Investigation initially into the suitability of either apartments or houses branches out into apartment types, and sizes. Retirement apartments and larger luxury apartments are scrutinised and costed, at each stage being checked with planning regulations and market demand. At the end of the process it was determined that three luxury homes were most viable, cost-effective, and suitable for the location of the site given the signs of saturation for apartments in the area and our professional concerns in a changing market that the premiums for this type of product may be vulnerable. Our advice on the lay-out, size, specification and aesthetics of the properties with the architect, ensured the right product was built in the right place for the right time.
