Specialist Disposal

Alongside our sister estate agency practices, we specifically focus on assets which require direct exposure to active, deliverable purchasers in order to achieve a sale in a limited period of time. Specific experience in the disposal of complex, distressed or sophisticated investment property assets, coupled with a comprehensive regional and national investment client base developed over a number of years, enables us to provide accurate, effective advice ensuring a successful result, regardless of market conditions.

Case Study 1

A development company has been placed in receivership, its assets include an unfinished apartment block. In order to ensure the most successful balance of yield and time-scales to the client Bank and LPA Receiver, a full appraisal of outstanding works is required, as is an analysis of the existence of necessary certification relating to gas, electrical and drainage installations, and NHBC and Leasehold paperwork. An appraisal measuring the viability of the various routes to market is carried out in order to ensure the best return. Market intelligence and direct exposure to key purchasers help determine whether the apartment block is completed and sold as individual units, or sold unfinished to a developer. Until its disposal, the maintenance and security of the building must be successfully managed.

Case Study 2

A landlord of an extensive property portfolio wishes to dispose of a portion of his assets to generate capital. The transaction needs to be quick, successful, and at the right level to ensure the correct result for the client.
