Case Study 1
A development company has been placed in receivership, its assets include an unfinished apartment block. In order to ensure the most successful balance of yield and time-scales to the client Bank and LPA Receiver, a full appraisal of outstanding works is required, as is an analysis of the existence of necessary certification relating to gas, electrical and drainage installations, and NHBC and Leasehold paperwork. An appraisal measuring the viability of the various routes to market is carried out in order to ensure the best return. Market intelligence and direct exposure to key purchasers help determine whether the apartment block is completed and sold as individual units, or sold unfinished to a developer. Until its disposal, the maintenance and security of the building must be successfully managed.
